When Purchasing Property, check the little details too
Paul Scrimshaw from Tommy’s Real Estate on the Kapiti Coast says that “when you have found that right home, the one that ticks all your boxes, don’t forget to check the little details too. You may want a LIM and /or a Building Inspection, but there are some easy things to look for to see if you are happy to proceed:”
1. Shower pressure. Check this out and turn on all the showers at once.
2. Auto garage door: operate it and ask how many remotes.
3. Gas not reticulated? Where are the LPG bottles being held?
4. Window latches. Do they open and shut? Do they lock in position?
5. Wooden window joinery. How is the paint and putty looking?
6. Around showers and WCs. How are the seals and is there any leaking?
7. Gutters and downpipes. Condition? Any leaves or grasses growing in the guttering.
8. Pets next door. Restrained? Noisy?
9. How long does it take the hot tap to run hot?
10. Waste Disposal unit. Does it work? How noisy?
11. Dishwasher? How noisy?
